The Peachtree City Planning Commission approved proposed facade modifications for the building currently referred to as the NCR Building at 200 Highway 74 South on May 11, 2026.
Staff explained this is a continuation of previously approved changes on another facade and that the current application focuses on the east side facing Highway 74. The presentation said the project will add approximately 3,200 square feet of fiber cement siding on that side, representing about 31% of the facade, introduce new storefront windows and paint existing metal panels.
Commissioners noted the applicant or a representative from Jefferson Brown was not present. Commissioners asked why the project was submitted in phases; staff and commissioners explained the scope issue (multiple tenants and different sides of the building) and that the current submission increases the breadth of the impact. Commissioner Hamner questioned whether fiber cement qualifies as a "primary material" under section 7.25 of the land development ordinance; staff said the ordinance alludes to brick and stone but that fiber cement has been accepted in recent years for its durability and low maintenance.
Commissioner Allen moved to accept the building elevation modifications to the NCR Building at 200 Highway 74 South as presented; the motion was seconded and approved by voice vote. Commissioners reiterated that painted signage shown on renderings does not constitute signage approval, and that separate sign permits will be required to review tenant branding and compliance with code.
