Board approves septic variance for proposed Town Fair Tire site in Station Avenue plaza

The Yarmouth Board of Health voted April 6 to grant a septic variance for a proposed Town Fair Tire service at the Station Avenue plaza.

Consultant Matt Ashley presented water‑use data and comparisons from similar five‑bay service stations, saying the conservative Title 5 assumption (150 gallons per bay) overstates expected restroom use. Ashley reported that comparable facilities averaged about 76 gallons per bay per day and that a 2014 analysis had shown the plaza system could accommodate roughly 5,729 gallons per day; with Town Fair Tire included, the consultant found aggregated usage within conservative limits.

Board staff complimented the applicant’s thorough packet and data. The board moved to grant the variance and members voted in the affirmative; no individual vote tallies were recorded in the meeting transcript. The applicant and consultant were advised to proceed with the permitting and building steps required for the development.

Matt Ashley emphasized the limited internal water uses at service bays—mainly restrooms and eyewash/rinse stations—and said other repair‑related flows (oil changes, wash bays) would require separate handling (tight tanks) not part of the current proposal.
