The Franklin Economic Development Commission approved a site-plan amendment to add 51 parking stalls to Lee Mechanical’s property at 9909 South 57th Street.
Associate planner Luke Hammel presented the request, saying the company seeks to expand its existing 74 parking stalls by 51 spaces. He told the commission the parcel is located in the Franklin Industrial Park Planned Development District No. 7, and staff has determined the proposal complies with the district’s dimensional standards and the unified development ordinance, including a landscaping plan to replace removed plantings on the site’s west side. Staff recommended approval.
Commissioners asked how many employees work at Lee Mechanical and whether the company parks trucks outdoors. Staff said guest parking will be primarily on the east side of the lot, employee parking is restricted away from the front yard area, and that outdoor truck parking would require a conditional use permit and additional notice to neighboring properties. Hammel said the proposed stalls meet the PDL’s required width and depth standards.
A motion was made and seconded to approve a resolution adopting the site-plan amendment for Lee Mechanical Incorporated at 9909 South 57th Street to add 51 stalls (bringing the total to 125). The commission approved the motion by voice vote with no recorded opposition or abstentions on the public transcript.
The commission’s action implements the staff recommendation; no additional council-level public hearing was required for this site-plan amendment under the PDL rules cited by staff. The applicant was thanked and excused following the vote.
