The McHenry County Zoning Board of Appeals voted 7-0 to recommend that the County Board reclassify PIN 1901276003, 2208 East Crystal Lake Road in Cary, from the A-1 Agricultural District to the R-1 Single-Family Residential District.
Applicants Gerardo and Jamie Gudino told the board they bought the 1.67-acre parcel in February 2020 and seek rezoning so they can build a home for their family. "We want to rezone it to R-1 so that we can build a home for ourselves and our kids," one applicant said, and the couple asked that their application narrative be incorporated into the record.
Planner Melody Jacobson told the board the property is currently zoned A-1 and is vacant; surrounding uses include single-family residential to the east and developing commercial to the west. The future land-use map designates the area for residential development. Jacobson noted the site lies within a sensitive aquifer recharge area and that any future development would need to comply with applicable groundwater protection regulations. Staff stated they had no objection to the rezoning request.
Board members who discussed the petition said the parcel’s size, surrounding residential development and limited potential for agricultural use supported the change. Members cited compliance with the map-amendment standards in the Unified Development Ordinance (section 16.20.1010 E.1) in explaining their votes.
The motion to approve the reclassification was made by Charlie Eldridge and seconded by Mary Donner. The board voted unanimously in favor and the recommendation will be forwarded to the McHenry County Board for final action.
