The Boca Raton Planning & Zoning Board unanimously approved a staff‑conditioned technical deviation Tuesday allowing Building B at 1003 Clintmore Road to provide 84 off‑street parking spaces instead of the 110 spaces required by code.
Development Services Director Brandon Shai told the board the property is a 2.63‑acre site in the M‑3 zoning district and that the deviation is needed to issue a building permit for interior renovations that will add floor area to house mechanical equipment. He said the Institute of Transportation Engineers (ITE) data supports the request and that staff conditioned approval on the deviation applying only to the floor plan shown in the building‑permit application.
The applicant’s representative, who identified herself as Ellie Zacharias (and Danae Musko Backman), said the expansion area is for mechanical equipment necessary for vaccine manufacturing and reiterated that the square footage increase would not create additional employee demand. The applicant agreed to staff conditions limiting Building B to 38 employees per shift with staggered arrival and dismissal times.
No members of the public requested to speak. A board member moved to approve the deviation with staff conditions; the motion carried 7–0.
Staff noted the deviation would require the applicant to install the previously approved but currently missing parking pads in the northwest corner of the site if the current arrangement changes in the future.
