Idaho Falls council annexes 7.692 acres and adopts initial LC zoning with airport overlay

The Idaho Falls City Council approved an ordinance to annex approximately 7.692 acres located just south of Snake River Parkway and to set initial zoning to LC (Limited Commercial) with the controlled‑development airport overlay.

Community Development staff described the property as part of the Riverside Urban Renewal District and recommended the LC zoning consistent with the comprehensive plan’s mixed‑use corridor designation. Staff told the council the planning commission had reviewed the application on April 7 and sent a unanimous positive recommendation.

Council opened the legislative hearing on the annexation, solicited public comment and — seeing none — closed the hearing before voting. The council approved an ordinance to annex the land, a statement of relevant criteria and standards, and an ordinance establishing the initial LC zoning with the airport overlay. The motions were made under suspension of the rules to read by title and were carried. Staff noted that future site planning and development details (including any pedestrian pathway connections or utility needs) would be addressed at subsequent applications and site‑plan review.

The annexation and initial zoning become part of the city record; further development proposals will require site‑plan review and possible additional approvals by the planning commission and council.
