The Dobbs Ferry Planning Board voted May 7 to grant site-plan approval for a single-family residence on Sherman Avenue, contingent on several conditions addressing stormwater, landscaping and parkland requirements.
Jim of Cronin Engineering (S17) presented revised plans that addressed prior planning and engineering comments, confirmed building height compliance with village code, identified stormwater and tree-inventory revisions and committed to planting enough stock to remove a calculated planting deficit. The engineering representative said Bartlett prepared a tree inventory and the applicant intends to plant trees and shrubs to eliminate a reported 110.5-inch caliper deficit.
Staff read a resolution that granted site-plan approval subject to conditions: plans must match sheets last revised 04/14/2026, the applicant must address outstanding engineering and consultant review items, pay any outstanding consultant or legal fees, demonstrate replacement planting equal to 50% of the aggregate diameter of removed trees (or pay fee-in-lieu), and meet the village arborist 9s comments. The planning board also specified that the recreation (parkland) fee must be paid before certificate of occupancy unless it had already been paid during prior subdivision approvals.
The board voted to approve the site-plan and associated AHRB resolution with the listed conditions. The applicant was authorized to proceed to building-permit application after satisfying the listed contingencies.
