Commission approves cemetery expansion, rezoning and small infill housing projects

City planning staff presented a series of land‑use and quasi‑judicial items on March 23. The commission approved a package of measures for the Sara Sims Memorial Cemetery at 201 NW 9th Court — a future‑land‑use amendment, rezoning to a public‑usage district, a variance relieving the requirement for a 6‑foot concrete wall in the urban landscape buffer, and a major site‑plan modification. Staff said the cemetery parcel is about 0.94 acres; roll‑call votes on second reading were unanimous.

Separately, the commission approved annexation and zoning-related items for 3045 North Federal Highway (about 0.91 acres) including a voluntary annexation, future‑land‑use map amendment and rezone to an infill planned‑unit development. The 'Hammocks at Boynton Beach' site plan — showing two duplexes and one six‑plex with pool, cabana and outdoor kitchen — was approved on second reading with unanimous votes.

Staff told the commission the approvals were consistent with the comprehensive plan and that applicants met the standards for site plan review. No significant public opposition was recorded in the hearing segments for these items.

Both projects advance development and public facility planning in Boynton Beach: the cemetery modifications provide capacity and design adjustments for a memorial site, while the Federal Highway approvals allow a small infill residential project to move forward under city planning standards.
