Resolution 426-35 would rezone a property at 6203 Udawa Georgetown Road from A1 (agricultural) to C2 (local business). The applicant, Alan Jones of Stone Creek Consulting, said the owner of Camp Bigfish and Bigfish Academy intends to convert an existing house into an office for two to three employees who manage behind-the-scenes operations, with no customers visiting the site.
Jones said he mailed about 50 notices to nearby residents and that three residents contacted him with no concerns; two people opposed the request at planning commission. After neighborhood outreach and discussion with the district commissioner, Jones said the applicant amended the request to seek O1 zoning with three conditions: limit use to single-family residential and office only, require use of the existing building only (with ADA modifications as needed), and prohibit customer traffic to the site.
"When I first submitted this back in January… the plan recommends no commercial development beyond Amos Road," Jones said, noting differing interpretations about whether the property sits on Amos Road. Commissioner Eversaw thanked the applicant for engaging neighbors and said the adjustments made the request easier to accept. The commission noted the planning commission had approved the change but that county action remains outstanding; no final vote was recorded during this session.
