Planning staff presented a rezoning request for 715 Roundtree Avenue, a parcel at the southeast corner of Roundtree and Gridley avenues, asking the council to rezone the property from R2 (one- and two-family) to R3 (multifamily residential).
Staff said the parcel has 168 feet of frontage on Gridley and 80 feet on Roundtree and is served by city utilities in the adjacent right-of-way. The applicant indicated plans to construct either two three-unit buildings or one six-unit building if rezoned; staff noted the R3 district would make those configurations permissible. The plan commission considered the request and recommended approval, and staff recommended the council approve the rezoning request as presented.
Staff also reported a neighbor expressed a concern about water discharge and noted that adjacent property ownership is held by the same family; staff said they heard no other neighborhood objections. Council members asked clarifying questions about lot size, setbacks and whether a certified survey map would be submitted before detailed building plans. Staff said the applicant would prepare a certified survey map and follow R3 setback requirements as the next step.
No council vote on the rezoning was recorded at the March 10 meeting; the item was heard as information with plan commission recommendation noted.
