The Smyrna Planning Commission on May 7 approved a slate of plats and site plans and accepted the monthly bond-review report, which included a recommendation to call the bond for Brooker's Bend Subdivision Section 1.
Staff reviewed several site plans and plats and recommended approval with technical comments: Lot 8C of Smyrna Commons (a ~12,000-square-foot commercial building with parking and landscaping); Mabel Farms amenity center (pool and pool house within Century Communities development) with the plat to be recorded prior to certain permits; Veterans Landing HPR (42 townhome units) with minor utility-signature corrections; and a county EMS facility on Weekley Lane that staff asked to revise to meet design-review standards regarding materials and landscape screening.
On the bond-review report, staff recommended calling the bond for Brooker's Bend Section 1 because outstanding items remained and the developer is deceased; the commission voted to call that bond and then accepted the remaining bond recommendations, which included extensions or reductions on a number of developments depending on completion dates.
For most site-plan approvals the commission recorded motions to approve with staff comments and standard follow-ups: e.g., utilities requested a 1,500-gallon grease trap be provided for food-service tenants at Lot 8C, and rooftop HVAC screening was required if the units are visible from public roadways. Several motions were procedural and carried unanimously or without detailed roll-call tallies in the transcript.
Planning staff also reminded commissioners about a roadshow at Motlow State Community College and a live comprehensive-plan survey on the town website.
