North Bend begins zoning-code review; planning schedules public hearings on Derby Shire project

At the March 30 meeting, North Bend planning staff said they received files from Hamilton County dated March 12 related to the Derby Shire (Derbyshire) project and will coordinate with county staff and local stakeholders to schedule public hearings.

Councilors and planning staff also summarized a multi-year review of the village zoning code that identified omissions and ambiguities—topics flagged included trailer homes, recreational vehicles, earthworks, CRA boundaries and stormwater districts. Staff noted the newly adopted 2025 zoning code establishes the procedural path for text amendments; either the planning commission or council may initiate amendments.

Councilors requested staff draft specific regulatory language, including proposed limits on recreational-vehicle parking (members discussed short-duration allowances such as three nights) and a clear definition of terms. The draft amendments will be circulated to the council for review and then forwarded to the zoning commission for formal hearings as required by code.
