Planning commission grants 1‑year extension for 3 Strikes Bowling Center and Villa Panchetto project

The Manteca Planning Commission voted unanimously to grant a one‑year extension for a previously approved site plan review and conditional use permit for the 3 Strikes Bowling Center and the Villa Panchetto event center at 1602 and 1710 West Atherton Drive.

Deputy staff (presenting in the project manager’s absence) explained the extension covers an approved site plan and conditional use permit from 2024 and that staff had red‑lined several updated conditions to address fire and health‑and‑safety requirements. “Since there are no changes to the project, the CEQA in place remains valid for the project,” the presenter said.

Applicant Michael Mora, who identified himself as an investor and project manager, told the commission the team has received city comments and expects to return revised plans in two to three weeks. “We plan to start groundbreaking in July,” Mora said, and estimated roughly 18 months to complete the bowling alley before building the banquet hall.

Vice Chair Jimenez moved to adopt the one‑year extension and Commissioner Paslak seconded; the motion passed 4‑0.

The extension preserves the previously approved entitlements and clarifies conditions of approval; staff and the applicant said no new public comment was received on the extension request.
