The commission reviewed a large proposal at 20 Pine Street that would remove two accessory structures and restore the primary historic core. Presenters submitted historic maps and a structural‑engineer report showing that at least one rear accessory structure is deteriorated, lacking foundations and leaning toward a neighbor.
Lisa Mead and project architects described the design intent to remove later 1980s additions and to set a small garage back from the main house. A structural engineer’s letter concluded that portions of the accessory structures were not reasonably salvageable. Neighbors, including one who noted longstanding yard use, spoke both for and against aspects of the plan; some praised the applicant’s outreach on landscaping.
Commissioners split their votes on whether the accessory structure should be designated historically significant and preserved; that motion failed. Separately, the board moved that the chair prepare an advisory recommendation for the main 20 Pine Street proposal to the zoning board; that motion passed on roll call and the commission closed the demolition/control items for that property.
Next steps: the applicant will pursue zoning/permit reviews informed by the commission’s advisory recommendation; the commission’s letter will accompany the application to the zoning board.
