The Herriman Planning Commission voted unanimously to approve a conditional use permit for a 7‑11 convenience store and fuel station on Lot 4 of the Teton Commercial subdivision.
Staff reported the proposed primary structure is under 5,000 square feet, meets C‑2 setbacks and Teton Commercial design standards, and that engineering review produced no significant concerns. A staff member said the building elevations meet the master development agreement’s masonry minimum and that the proposed fuel canopy matches the primary structure’s materials.
The commission attached three conditions to approval: address all outstanding comments from other agencies and city engineering, add a bicycle rack that meets the Teton Commercial master development agreement with its final location approved on the site development plans prior to installation, and comply with all MDA design details.
Applicant Jonathan Taylor said the team had no additional comments and that the project met requirements. A commission member moved to approve subject to staff’s three recommendations; the motion carried in a recorded voice vote.
The approval clears the project to proceed toward final site development plans and permit review, subject to the stated conditions.
