Storey County directed staff to obtain an appraisal of the county‑owned Divide Fitness property at 800 South C Street in Virginia City, prepare a draft lease not to exceed three years with a renewal option of up to two years, and notify the current lessee that the county intends to lease the premises following expiration of the current agreement.
County Manager Austin Osborne said the current lease expires Aug. 6 and that staff put in an addendum with recommended motion language. Jesse Fain, the current operator, said he "would very much like to continue providing the service to our community members" and asked that the county keep his rent terms the same if an appraisal prompts an increase. When asked about appraisal timing, staff estimated 4–6 weeks and an appraisal cost of approximately $5,000–$6,000.
Deputy District Attorney Brown confirmed that an appraisal is required for the county to proceed under the current options if the lease is to be extended in a non‑competitive manner. Commissioners directed staff to order the appraisal and prepare the draft lease and agreed not to go to public bid immediately; the motion passed unanimously.
