The St. Augustine Planning & Zoning Board voted to approve a use-by-exception for a small, appointment-only printing and embroidery business at 1095 Anastasia Boulevard.
Staff told the board that the building’s prior use included law, real estate and design offices and that the proposed business would operate with one employee and no public retail access. Applicant Greg Sharlumbas testified under oath that the business would be owner-operated and meetings would be by appointment only; he said the building’s existing sign would remain.
Board members discussed deliveries and parking and asked that the operational limitations described in the staff packet be included in the motion. One board member said the packet’s supplemental attachment clarified concerns raised at the prior hearing.
The board approved PZB-2026-0030 with conditions that the business be operated by one employee, be locked except for scheduled client appointments, and that deliveries be routed to the Casanova parking area (as described in the motion). The clerk recorded a roll-call vote in favor of the motion.
