The Greenwich Planning & Zoning Commission voted to approve a final coastal site plan for 9 Brook Drive with conditions that the applicant shift the proposed house roughly 60 to 72 inches to the south and address outstanding staff and environmental comments.
The decision follows a presentation from the project representative who explained that a rock outcrop underlies part of the proposed garage area, and that the garage is designed as a slab on grade with a shallower foundation. The staff summary of the application (PLPZ2026078) noted endorsement or comments from Conservation, DPW engineering and the sewer division, and that the property is outside the flood zone.
Commission members debated whether small horizontal moves could avoid the most intrusive rock work. The motion approved by the commission included a condition that the applicant “endeavor to shift the building construction 60 to 72 inches south on the property” and to address any outstanding departmental comments before permits are issued.
During the motion the secretary read a list of submitted technical memos and certifications, and the commission recorded an affirmative vote and declared the motion passed.
The plan approval allows demolition of the existing single‑family dwelling and construction of a new residence with associated driveway and drainage work. Staff will require the applicant to record required documents and to submit any further materials requested by DPW or conservation prior to the issuance of a zoning or building permit.
