City staff reported that The Plateau, a subdivision that began development in 2003, is under contract again and the developer submitted a revised preliminary plat. The revision condenses the prior five-phase plan into two phases, totaling 180 single-family lots (101 lots in Phase 1 and 79 in Phase 2). The developer requests minor adjustments including a reduced front setback (from 30 to 25 feet on cul-de-sacs) and an increase in allowed building coverage from 25% to 40% to accommodate larger footprints. The developer plans to add a sports court, playground and trail connections to a planned city trail that will connect to Cleveland Lake and the Dryden Nature Reserve.
Staff said the developer will not join the existing Plateau HOA; the final plat will reflect a new HOA and subdivision name to avoid confusion with earlier phases. The item will go to planning commission next week with a final plat anticipated later in the year and construction to follow.
Council members asked about playground standards and whether code updates should specify minimum amenity standards; staff said the development code update will address amenity expectations.
