The Cascade Charter Township board voted to approve an amendment to Planned Unit Development 76 (Waterfall Shops, PUD 76) that would reconfigure the Costco fuel facility, expand the fuel/canopy area by roughly 7,860 square feet, add additional dispensers and relocate three pumps.
Planning staff explained the change and said the planning commission recommended approval. The applicant’s representative, Josh Beach of Core States Group, told the board he and his team are "excited to be in the community" and said the purpose of the expansion is to shorten queue times by adding dispensers. "If we add more dispensers or pumps, the queue will get shorter because folks can get through the line faster," Beach said.
Traffic engineer Barbara Mosier of Kielson & Associates said the site is "fairly typical" for Costcos that have not expanded and that Friday and Saturday peak queues can spill onto adjacent roadway loops; she said the proposed changes are in line with comparable projects. A trustee asked about environmental protections given wetlands nearby; Beach said the project will follow all state and federal regulations to control any on-site spills.
Board members were invited to ask site-specific questions; with no unresolved issues the board adopted Resolution 0202026 to amend the PUD. The board approved the amendment on a roll-call vote and scheduled the formal public hearing/action timeline (noting additional public-hearing notices will be posted before final action at a later meeting).
