Council approves rezoning for 4211 North Hucker Street in Berkeley neighborhood

Denver City Council on April 27 approved Council Bill 26‑0230, a rezoning request for 4211 North Hucker Street in the Berkeley neighborhood that staff said brings the property into alignment with surrounding urban single‑unit zoning and the bungalow conservation overlay.

City planner Abner Ramos told council the 0.29‑acre property is currently zoned under an older PUD that was written for a former theater basement, and that the requested USUC‑C 06 zoning would allow housing forms consistent with neighboring parcels and could permit an accessory dwelling unit where appropriate. Ramos said planning staff and the planning board recommended approval after a unanimous planning board vote.

No members of the public signed up to speak during the required public hearing. Council members asked clarifying questions about compatibility with neighborhood scale and ADU allowances. On the roll call, council reported 10 ayes and the bill passed on final consideration.

Councilmembers framed the vote as an incremental move to facilitate modest infill housing consistent with the city’s 2040 comprehensive plan goals for housing near transit and meeting growth area strategies.
