Commission approves two rezoning requests in Mount Holly and Clifton Curve areas

The Gaston County Board of Commissioners approved two rezoning items during the April 28 meeting following presentations by county planning staff.

Planning staff presented REZ-240 (RTR Renovations LLC, parcel ID 173544 at 14556 Lucia River Bend Highway) as a conditional rezoning from R-1 to C-3 with urban standards and corridor overlays; staff noted the site is relatively flat, has no flood designation, and requires relief from a 50-foot front setback to 44 feet. The Planning & Zoning Board recommended approval 10–0; the commission received the staff report and approved the rezoning by unanimous vote.

The board also approved REZ-242 (Clifton Curve, PID 319056), a general rezoning to change a 1.1-acre parcel from R-1 single-family limited to R-2 single-family moderate with urban standards. Planning staff reported the site is vacant, no public comments were received, and the Planning & Zoning Board recommended approval 10–0. Commissioners moved and seconded to approve the rezoning and recorded a unanimous vote.

Both approvals followed standard staff presentations, review by the county technical review committee, and the unanimous P&Z recommendations included in the staff packet.
