Staff recommended approval with one project-specific condition and three standard conditions; the board approved the application by voice vote after a brief staff report and questions from members.
According to the staff presentation, the proposed structure will be constructed of painted wood (white to match existing trim), will have a shingle roof and be approximately 14 feet tall, and will include a stone fireplace. Staff noted there is no stone on the existing house but that stone will be incorporated into construction of a proposed swimming pool. Staff recommended approval subject to compliance with all building codes and staff notes, and with the condition that an existing fence encroachment be corrected prior to issuance of a certificate of completion for the accessory structure.
A representative for the applicant identified herself as Carrie Burgess and said she works for J M Wolf Co. Board members questioned the representative and staff about the encroachment and site details. Burgess and staff explained that a prior owner had installed a fence that extends off the property; they confirmed the fence must be removed or otherwise corrected and that code inspectors will verify compliance as part of the project inspections. Board members also sought clarification about roof overhang at the building setback (staff said permissible overhang is either 13 or 18 inches) and about a retaining/seat wall near the pavilion footprint.
With no public commenters present and no further questions, a motion to approve the accessory structure application was made, seconded and approved by voice vote. Staff also noted a separate variance applicant had requested a deferral to the board's May 18 meeting; that deferred variance and additional accessory structure requests will appear on the next agenda.
The approval is subject to the stated condition that the existing fence encroachment be corrected prior to issuance of the certificate of completion and to the three standard conditions listed by staff and applicable building codes.
