Planning commission renews Chapel Oaks maintenance storage special use permit for 10 years after minor violations were corrected

The Planning Commission on April 23 recommended renewal of a special use permit for Chapel Oaks maintenance storage facility, 657 Northeast Newport Drive, after staff reported that minor outside-storage violations identified during inspection had been remedied.

Pierce Pulliam, planner, told commissioners the facility originally received approval in 1995 and this would be its third SUP renewal. During the renewal review staff observed outside storage items (snow-removal vehicles, pallets, landscaping materials) that did not meet the SUP's condition that storage be internal or properly screened. Staff said the applicant worked with staff to remove the items and bring the site into compliance, and the outstanding issues were resolved before the hearing.

The property owner acknowledged the issue and said he would maintain compliance going forward. Commissioners discussed the appropriate renewal length given the prior compliance incident, weighing the efficiency of longer renewals against the precedent of a prior violation. After discussion the commission voted to recommend a 10-year renewal from the prior expiration date, with the standard SUP conditions.

Commissioners and staff noted that code enforcement inspections are typically triggered by complaints and that property condition can change between inspections; staff asked residents to report issues to neighborhood services to prompt follow-up if problems recur.
