Argyle council approves Knights Ridge private subdivision amenity plan

The Argyle Town Council voted to approve a private access amenity plan for Knights Ridge, a gated subdivision along FM 1830 that will include a median, gated entry, masonry screening walls and extensive landscaping. Mayor Ronald Schmidt presided over the discussion on April 20, and councilmember Stewart made the motion to approve the plan.

Staff presenter Harrison described the project as a 72‑acre tract divided into 25 lots of roughly 2.5 acres, noting the preliminary plat and construction plans have already been approved and grading has begun. Harrison said the Planning & Zoning Commission and staff recommended approval on the condition the applicant satisfy tree mitigation requirements and confirm plantings at project completion.

A developer representative said crews began grading in recent weeks and expected grading to finish in a couple of weeks, with utility work to follow. “We’re expecting to be done by the, you know, probably end of the year,” the developer said, adding the entry landscaping would be substantial and that the team was saving more trees than initially anticipated.

Council emphasized enforcement of the town’s tree preservation ordinance, including a three‑year replacement requirement if newly planted trees die during the monitoring period. With a motion from Councilmember Stewart and a second, the council voted to approve the amenity plan as presented, subject to the tree‑mitigation condition and final verification of preserved and newly planted trees before project closeout.

The approval allows the developer to continue site work; staff said final plat and site‑plan approvals and a tree survivability count will be completed before the town issues final acceptance.
