Waldwick board extends approval and then approves Moody addition at 3 Lakeview Drive

The Waldwick Board of Adjustment voted to extend a prior approval for the Moody application at 3 Lakeview Drive and later approved the project after the applicants and an architect appeared before the board.

Counsel told the board the Moody family could not attend the initial meeting because of a handicapped child; the board voted to extend the prior approval to preserve the applicants’ status while the family resolved circumstances. During that voice/roll-call vote, members recorded seven votes in favor and one abstention from the member who said they were within 200 feet of the property.

When the matter resumed, the Moody applicants and their architect were sworn in. The architect described an addition that maintains the existing roofline and noted the lot is undersized; aside from the deck the work does not materially exacerbate nonconformities, he said. Board members asked whether the pergola/trellis is open to the atmosphere and about streetscape impacts; the architect confirmed the structure is not covered and that two‑story houses exist nearby.

No members of the public objected. A motion to approve the Moody application carried in a roll-call vote with seven recorded yes votes and no recorded no votes.

The moderator reminded the applicants the resolution adopting the board’s decision will be prepared for the next meeting and that publication of that resolution opens a short appeal period.

Next steps: resolution drafting and publication; applicant may pursue building permits pending that procedural step.
