Deer Park warehouse plan presented to Babylon zoning board; decision reserved

Dominic Associates LLC presented plans to the Town of Babylon Zoning Board of Appeals for two one-story warehouses on a 46,000-square-foot but shallow lot at the southerly end of Lucan Drive in Deer Park. Counsel and the project presenter described two 7,043-square-foot buildings designed for single tenants and emphasized no outside storage would be permitted.

Attorney Joseph F. Bizelle (speaker 5) told the board the lot is 100 feet deep and that the design—two buildings flanking a central parking area—was chosen to allow truck maneuvering and minimize visual bulk. He said the site would provide 17 parking spaces and four loading spaces, and estimated 5–8 employees per unit. Planning and environmental-control memos, a fire-marshal report and a site survey were in the record.

Board members asked whether planning-board actions could affect the variances; Bizelle said he did not expect that. Neighbor Alan Yaffe (speaker 9) said he worried trucks and reduced parking might clog the street and asked how large vehicles would turn; Bizelle replied the central open area allows vehicles to enter, turn and leave without using Lucan Drive for turning. After public comment the board closed the hearing and reserved decision; the applicant will receive the board’s written decision by mail.
