Staff said the applicant seeks to permit side‑entry garages for the subdivision, remove an outdated crown‑molding requirement, require wrought‑iron fences, and raise certain home‑size standards; staff proposed additional changes including increasing the minimum home size and clarifying driveway setbacks for side‑entry garages. Applicant Keaton Creekmore told commissioners the developer is generally agreeable to staff's draft and requested a change allowing 5‑foot wrought‑iron fence installation during construction (rather than requiring 6 feet) to reduce per‑lot costs.
Commissioners debated the look and uniformity of 5‑ versus 6‑foot wrought‑iron fences; Commissioner Shane moved to approve the amendment with a 5‑foot rod‑iron fence requirement, and Commissioner Bentley seconded. The motion passed 6–1, with Commissioner Hagman voting against. The approved changes also include higher anti‑monotony standards and other formatting edits to the PD ordinance as described in staff's report.
The decision will proceed as recommended to City Council for the zoning amendment process.
