Commissioners approve rezone of 98.841-acre parcel to commercial for R and S Commercial Properties

A majority meeting of the Bonneville County Commissioners voted unanimously April 9 to approve a rezone application that will change roughly 98.841 acres from Agricultural A-1 to General Commercial C-2 for R and S Commercial Properties.

Taysha Foster, the county
pos;s planning and zoning director, told the board the parcel is designated for commercial use on the county
pos;s future land use map and is contiguous to existing C-2 zoning to the north in Jefferson County. She said the Planning and Zoning Commission considered the comprehensive plan and zoning ordinance and unanimously recommended approval.

The board opened the public hearing and took no public testimony before a commissioner moved to approve the rezoning for applicant Justin Summers on behalf of R and S Commercial Properties. The motion was seconded and carried unanimously.

During discussion, commissioners asked about access and whether Idaho Transportation Department work and a proposed roundabout could affect site planning; Foster said details about infrastructure and access will be addressed during the site planning process and that the applicant had been informed of future transportation improvements.

The board also asked staff to include findings of fact and conclusions of law in the record; staff said the findings will be printed and adopted administratively to expedite the record.

The county did not record additional conditions or specific uses tied to the C-2 designation during the hearing; allowed uses in C-2 and more detailed site plans will be reviewed in subsequent planning and permitting stages.
