Planning commission approves New Horizons MPUD for 31 single‑family homes near Wells Road

Planning staff presented PDE26‑7858 (New Horizons MPD), a rezoning petition converting an R‑2 low‑density district to an MPD master planned unit development to allow up to 31 single‑family homes on about 10.33 acres south of the Wells Road/Boyette Road intersection. Staff explained the proposal’s binding concept plan, access points on Wells Road, and two variation requests: one to avoid a vehicular connection south of the project boundary and another to reduce Wells Road corridor width from 80 feet to a proposed 60‑foot typical.

Applicant representative Barbara Wilhite said the developer met with the adjacent Boyette family and county engineers to address access and Wells Road construction and that the parties had worked out solutions. No members of the public registered opposition for this hearing. A commissioner moved to approve item P‑9, the motion was seconded and carried by voice vote.

The motion recorded on the commission’s minutes approved the zoning amendment with conditions recommended by staff; the item will move forward per the normal land‑use approval pipeline.
