Commission approves North Park preliminary plat contingent on lot‑line corrections

The Livingston Parish Planning Commission on April 7 approved the preliminary plat for North Park Residences, a 14‑lot subdivision within the existing Crystal Lakes development, subject to a condition that the applicant correct lot lines so that Lots 11–13 meet the parish minimum of 7,200 square feet.

Representative Rudy Sinkom told commissioners the tract had originally been proposed differently and that the developer now proposes 14 lots fronting Alex Box Boulevard. Parish engineering flagged that Lots 11, 12 and 13 did not meet the 7,200‑square‑foot minimum; Sinkom said corners have not been set and that lines could be shifted (for example by taking area from neighboring lots) to meet the standard.

Commissioners discussed whether a waiver would be appropriate but ultimately approved the preliminary plat contingent upon the applicant adjusting the map so all lots meet the minimum standard before filing the final plat. One commissioner noted the total area available across the group of lots (about 37,000 square feet) would likely permit adjustments so each lot reaches the 7,200‑square‑foot minimum.

The commission asked planning staff to ensure the corrected lots are submitted with the final plat; the applicant may request a formal waiver if adjustments prove infeasible. The motion carried and the applicant will return with corrected documentation at the next stage.

Next steps: the developer will adjust lot lines to meet the lot minimums or file for a waiver and return for final plat approval.
