Committee clears rezoning for small office at 1601 N. Kohler Ave.

The committee approved a rezoning request (case 191AM26) to change a 0.26‑acre parcel at 1601 North Kohler Avenue in Urbana Township from I‑1 (Light Industry) to B‑4 (General Business) to allow a financial planning office.

John (zoning staff) summarized the petition: the owner purchased the property to open a low‑impact office; most renovations will be interior, with only minor exterior work to meet ADA parking requirements. Trevor Wiles, the attorney for the petitioner, said his client is a long‑time local financial planner and was available to answer questions.

Board members spoke favorably about reusing an existing building rather than leaving it vacant and said they looked forward to the property being put back into productive use. The chair entertained a motion; the motion was moved by Farney and seconded by Locke and approved in committee by voice vote. The chair said the item would be released to the construction zone and noted it would appear on the consent agenda for the full board where appropriate.
