The Planning & Zoning Commission voted 6–0 on April 8 to recommend approval of a subdivision variance (V26‑5) and the associated final replat for a roughly 10‑acre property north of Loop 288. Assistant Planner Matt Bodine said the request responds to a peculiar lot configuration in which more than three residential lots rely on a private access easement; staff found the four variance criteria were met and recommended approval to allow the two‑lot division.
Bodine told commissioners the variance would not harm public safety and the replat makes right‑of‑way reservations for future mobility corridors. Following the commission’s approval of the variance, staff recommended approval of the final replat; the commission approved the replat 6–0 as well.
The approvals allow the applicant to move forward with the ministerial plat recording and next steps in the development process.
