Staff preview land-use amendment, rezoning for proposed 61,000-square-foot industrial building in Tamarac

City staff previewed a regular-legislative future land-use amendment and a concurrent quasi-judicial rezoning at a staff agenda review on April 6 aimed at permitting a proposed roughly 61,000-square-foot industrial building.

A presenter for the item said the parcel is currently developed with a roughly 20,000-square-foot single-story building and that the proposed development would increase the site's footprint to about 61,000 square feet. The presenter said the application includes a request to change the zoning designation from mixed use to business park to reflect surrounding industrial uses and to align with the city's comprehensive plan and the Broward Next regional plan, which staff said encourages more industrial uses closer to the Sawgrass Expressway.

The presenter described the item as a future land-use amendment (regular legislative) with a tandem quasi-judicial rezoning (agenda item 10A), and said a site plan is expected to be submitted in a couple of months. The presenter indicated some details remain to be confirmed, including the number of stories; staff said they would verify whether the proposed building would be one or two stories before the application advances.

No formal decision or vote occurred at the staff review; staff said the amendments and rezoning will be taken up by the City Commission at its scheduled meeting.
