The board approved three area variances for a proposed single‑story warehouse with attached office on Spring Avenue following a presentation by Dan Morelli of Morelli Design and Construction.
Dan Morelli said the project would place leasable warehouse space to the rear and office space in front and described three variance requests: a side setback (reduced in the application from 23 feet to 20 feet during design revisions), a front yard setback (56 feet proposed where 10 feet is permitted), and a request to allow a one‑story office/warehouse where the code normally requires two stories. "So those are the 3 variances we're seeking tonight," Morelli said.
Board members discussed shifting the building to provide green space and parking, and one member disclosed a past client relationship with the applicant and confirmed no current business relationship requiring recusal. Staff and commissioners asked that the applicant provide updated plans reflecting the reduced relief and the planning department’s requested shift.
On motions by a board member, seconded by another, the board approved each of the three variances after finding that the proposed adjustments would not cause substantial adverse impacts on the neighborhood.
The applicant was told to submit the revised plans to staff for review before the matter returns to the board for any additional action required before permitting.
