The Lexington technical committee moved through a packed agenda on a range of subdivision and development plans, approving several items and postponing others for further work.
Approvals
- Patch and Wilkes Unit 3 (PLN MJSUV 2602): Staff recommended approval after applicant representatives said stormwater paperwork and construction plans are ready; the committee approved the preliminary subdivision to create 42 single‑family lots and an HOA lot.
- Newtown Springs Lot 4A (MJDP 2613, Jagger’s): The committee approved the restaurant development plan with a double drive‑through and related pedestrian‑access conditions; staff required board of adjustment approval for drive‑through use in the B‑1 zone as part of the next steps.
- Aylesford Addition Block 5 Lots 1–3 (MJDP 2614): A three‑story multifamily plan at 401 Woodland Avenue was approved with required sign‑offs for tree protection, sanitary sewer capacity and open‑space statistics.
- Great House Property (MJDP 2617): The rezoned parcel for a credit union/drive‑through in the Village at Great Acres was approved with standard sign‑offs.
- Beaumont Forest Unit 2 Lots 2 & 3 (PLN MJDP 2623): Staff recommended approval for consolidated parking and lot consolidation; the committee approved with noted sign‑off removals.
Postponements and continued items
- FRP 2535 (MDC Property) was postponed for corrected plat notes and clarification of dedications and easement releases (see separate article).
- Bryant Property (MJDP 2622) was postponed because the final development plan was filed before the Planning Commission had approved the preliminary plan; staff advised the applicant to coordinate certification of the preliminary plan first.
The meeting included several technical debates — most prominently a contested sidewalk waiver for the Lyndhurst/Maxwell item (MJDP 2619) — and ended with the committee moving into zone‑change items that were not completed in the available transcript.
What’s next: For approved items, the committee noted standard sign‑offs (engineering, traffic, urban forester, environmental quality, fire, division of water quality and U.S. Postal Service where applicable). For postponed items, applicants were told to address staff comments and, where required, to seek planning commission action on waivers before returning to technical committee.
