Brent Thany, a consultant with Truland Consulting representing Jones Company, told the Williamson County Planning Commission that contractors walked Phase 1 last week and a geotechnical engineer has submitted a draft follow-up letter addressing retaining-wall comments.
Thany said Detention Pond 5 remains too wet to enter and that crews are tentatively scheduled to attempt repairs as soon as the ground dries. He summarized remaining tasks as road core sampling, slope regrading, pond repairs and stormwater cleanouts and said he expects “early summer” for substantial completion if weather allows.
A staff member who inspected the site described progress on the access road, continued ponding in Pond 5, completed slope repairs in one area and the need for a geotechnical final letter before several items can be closed. The staff presentation listed 27 open issues across sections 1 and 2, including core samples, regrading, and water-quality swell repairs.
Commissioners pressed the applicant for a tighter schedule and clearer milestones. One commissioner asked, “Why does this keep coming back to us?” and a project representative replied the site’s steep terrain and winter weather have repeatedly slowed work. Thany and staff agreed the access road work should move up in the sequence and that pond work depends on dry conditions.
The commission requested a written, updated recommendations list before the next meeting and said April 9 would be used to review construction activity on site. Staff and the consultant said they would provide a revised schedule and the geotechnical letter as soon as it is finalized.
The commission took no formal vote on the update; the item will return for status review at the next meeting.
