The Redlands Planning Commission on May 28 recommended that the City Council approve Conditional Use Permit No. 1194 for a secure truck-parking facility at 2407 West Lagonia Avenue.
Senior planner Sean Riley told the commission the application was previously presented as a plan development and had received a five–zero recommendation to forward to the council. Staff subsequently determined a Conditional Use Permit was required under the East Valley Corridor specific plan because the use could produce noise or other nuisances; staff recommended adoption of Resolution No. 1675 to approve the CUP with conditions. “Staff is recommending approval of the CUP and adoption of Resolution 1675,” Riley said.
The applicant did not present new materials and was present to answer questions. The proposal would convert an existing, approximately four-acre lot into a secure, off-street truck and trailer parking facility with 98 semi-trailer parking spaces, two standard vehicle spaces and one accessible space, a 310-square-foot guard house with restrooms, and 24-hour operations. Staff noted the CUP would attach conditions consistent with the East Valley Corridor requirements and include a one-year review for compliance requested by the commission.
Commissioner Wells moved that the Planning Commission adopt Resolution No. 1675 recommending city council approval of CUP No. 1194; the motion was seconded and carried by voice vote.
Next steps: the CUP and related plan development application will be forwarded to the Redlands City Council for their consideration, with the attached conditions and the one-year compliance review requirement.
