Separately, Phillip DeGeratto of Buddy Bear Car Wash presented an overview of his intent to establish a new Buddy Bear Car Wash at 1215 S. 1st Avenue. The board heard the proposal and discussed it; no formal vote or permit approval is recorded in the minutes.
Why it matters: both proposals would change land use in Maywood — one by adding housing and mixed-use capacity and the other by adding a commercial car-wash operation — and may require subsequent planning, zoning and permitting actions.
What’s next: both projects remain in discussion stages. If developers pursue formal approvals, future planning-commission or board hearings are likely to evaluate zoning, site plan and community impacts.
