The Village of Lindenhurst Board unanimously adopted Ordinance 25-10-2328 on Oct. 13, 2025, granting preliminary approval for rezoning, a special use permit, a preliminary plat of subdivision, site plan review and variations for the proposed Lindenstone townhome development at 50 N. US Highway 45. Trustee Dawn Suchy moved to adopt the ordinance and Trustee Pat Dunham seconded; the measure passed by roll call vote (5–0).
The application from Vista Living, LLC proposes 58 townhome units on roughly nine acres. The Plan Commission recommended approval after a public hearing on Sept. 17, 2025. Staff and the Plan Commission identified limited deviations from R-3 zoning standards: the project would slightly exceed the R-3 maximum net density (8 dwelling units per acre) by approximately 0.36 units per acre and requested variations related to guest parking and specific landscaping standards. The applicant sought preliminary approval only; final subdivision approval and required studies remain outstanding.
Public comments at the meeting included a resident’s concern about increased traffic congestion on US 45. According to the Plan Commission memorandum and the board discussion, the applicant volunteered to complete a traffic study to assess roadway impacts and an economic impact study to evaluate broader community costs and benefits before any final approvals. If the project proceeds, the developer has proposed to build the primary roadway and sidewalks to Village standards and, after construction and acceptance, to dedicate them to the Village as public right-of-way. Amenities shown on the site plan include a central open space, a play area, gazebo/mailbox features, sidewalks connecting a mailbox area to a dog park and the multi-use path along US 45; homeowner’s association maintenance was proposed for those amenities.
The ordinance the board adopted provides only preliminary subdivision approval; building permits and construction would not begin until final subdivision approval and the completion of any required studies and conditions. Trustee Heath Rosten left the meeting at 7:43 p.m. after the ordinance vote; subsequent votes were recorded with four trustees present.
