The Porter County Plan Commission voted unanimously to approve a package of design waivers for case DW2026-4, allowing a proposed one-lot major subdivision on a roughly 10.22-acre parcel in Morgan Township.
Staff introduced the case as an application submitted in the name of Ron O'Connor of Parrot Payments Land Surveying, describing multiple waiver requests for UDO design standards including perimeter landscaping, block and lot standards, local road right-of-way and street-width requirements, stormwater standards, street lighting and signage. David Timmons of Timmons Lanter Bank, who said he appeared on behalf of the petitioner and that Ron O'Connor was present, explained the property history: an originally larger parcel had been split without formal subdivision and the petitioner seeks waivers so the new 10.22-acre lot can proceed through the major subdivision and platting process for a single residence.
Commissioners framed the request as practical: several members said the site does not require the typical infrastructure elements associated with larger residential subdivisions and that the waivers were reasonable given the parcel's circumstances. Commissioner (speaker 4) moved to approve; the motion carried on a roll call read by the clerk as seven votes in favor and none opposed.
The commission's approval allows the applicant to proceed to detailed plat and stormwater reviews required by county processes. The vote, recorded by staff in the meeting minutes, was unanimous. No public speakers opposed the waivers during the public hearing portion of the agenda.
Next steps: the applicant will complete plat and technical submittals (stormwater, surveying) as required by county review before any building permits are issued.
