Christian Makari of Signature Homes presented a conceptual annexation and rezoning request for an 85 –86-acre parcel on York Road inside the town s urban growth boundary. Makari said the concept layout averages roughly 1.2 units per acre with large lots (about one-third acre, 85 –100-foot widths) and that the company is exploring CD-3 or CD-3L zoning options.
"We re looking at an 85 to 86 acre parcel on the eastern boundary of Nolensville," Makari said, describing a plan with large-lot residential parcels and noting awareness of the town s current sewer moratorium. He asked the board for early feedback while the developer continues design and coordination with planning staff.
Commissioners welcomed the annexation concept but raised concerns about rezoning to a higher-density CD-3 classification while the town s zoning ordinance is under revision. Several members urged the developer to work with planning staff, to consider CD-3L as a potential compromise that caps density lower, and to delay final rezoning until sewer availability and planning-commission changes are settled.
What happens next: The board generally supported annexation discussion but signaled caution on granting a CD-3 rezone now. Staff and the developer will continue conversations with planning commission staff and present a proposal aligned with forthcoming ordinance updates.
