Cedar County sets rezoning hearings for two properties and approves Jamison rezoning with conditions

Cedar County supervisors on March 24 set public hearing dates for two pending rezoning petitions and approved a third rezoning petition after conditions were added.

The Board scheduled hearings for James and Judy Petersen (401 240th St., West Branch) and for Jeffery and Joanna Reichert (876 247th St., Tipton) with buyers Matthew and Justine Wagaman. Both petitions request rezoning from A‑1 Agricultural to R‑1 Suburban Residential to allow single‑family dwellings. Hearings for both petitions were set for 10:00 a.m. (Petersen) and 10:15 a.m. (Reichert/Wagaman) on April 7 and April 14, 2026.

Separately, the Board considered a petition from Terry Jamison (254 Adams Ave., Lisbon) requesting rezoning of an existing roughly 1.97‑acre lot from A‑1 to AR‑1 Agricultural‑Recreational. An initial motion to approve and waive the second hearing failed (record indicates "Ayes: None, Nays: All"). The Board then moved again and approved the rezoning and waiver with specific conditions: removal of livestock limitations, an acknowledgement that the county assumes no liability related to a drainage area on the property, and a requirement that the owner provide letters to adjoining property owners confirming that the owner will pay for a new fence now and that future fence replacement costs will be shared equally per Iowa code.

The scheduled public hearings will allow neighbors and other stakeholders to submit comments before the Board finalizes any rezoning approvals.
