Lindsay, the staff presenter, told the commission that the property was annexed into the city in May 2025 and that the final plat is consistent with the preliminary plat that the commission reviewed in August 2025. She said phase 1 includes 68 lots and one outlot for stormwater retention, and the full phasing contemplates 106 parcels for residential development. Lindsay said the property is zoned R-2, which allows single- or two-family housing.
Commissioners moved and seconded a motion to approve the plat as shown on the maps and subject to the conditions in the staff report. The chair opened the floor for discussion, heard none, and recorded the item as approved with no opposition; Commissioners Palmer and Robbins were excused from the meeting.
The staff report attached to the agenda includes several standard technical conditions that city staff said remain under review before final recording and construction permits are issued. The commission did not hold a public hearing on the plat at this meeting, and no public comments were recorded on the item.
Next steps identified by staff include completion of the outstanding technical reviews and any administrative sign-offs required by the conditions in the staff report before the plat is recorded and development may proceed.
