Council approves Birch Creek Business Park Phase 2 final plat after waterline resolved

The Smithfield City Council voted 5-0 on March 11 to approve the final plat for Birch Creek Business Park, Phase 2, a two-lot commercial subdivision at 475 West 600 South.

Planning Manager Brian Boudrero told the council the phase-one plat had previously been approved and recorded and that the applicants met the municipal-code requirements for Phase 2. Boudrero said an earlier water-pressure concern was resolved before construction began by completing a rezoning process and installing about a half-mile waterline extension that will also benefit several adjacent lots.

Councilmember John Engler acknowledged some residents’ interest in preserving agricultural land on the west side of town but said the area under review was likely to develop commercially and that he would support the proposal. Councilmember Jenn Staker moved to approve the final plat; Councilmember Chris Olsen seconded the motion. The council approved the request unanimously, with yes votes from Engler, Downs, Olsen, Orme and Staker.

Applicants said they would like to begin construction in late April or early May if permitted. The Planning Commission had recommended approval prior to the council vote.
