The Iron County Commission voted March 9 to rezone approximately 73.6 acres on the south side of Midvalley Road in Cedar City from five-acre residential (R-5) to one-half-acre residential (R-1/2), clearing the way for a proposed two-lot subdivision. Planner Brett Hamilton told commissioners the change would allow one 13-acre parcel and a 60-acre parcel to meet frontage requirements needed for subdivision.
Hamilton said the site sits adjacent to parcels zoned R-5, R-1/2 and R4K and lies within the Tier II Urban Expansion Area of the county general plan, where utilities can be extended. He said the Iron County Planning Commission reviewed the application and recommended approval based on consistency with policy and neighborhood compatibility.
During the public hearing, resident Brigham Ashton asked whether his property west of the site could be included in the rezoning request; Chair Kenneth Robinson closed the hearing after the brief question. Commissioner Michael Bleak moved to approve the zone change and Chair Robinson seconded. The record shows Bleak and Robinson voted Aye; Commissioner Paul Cozzens was recorded as absent.
The approval is for a map amendment; any subdivision will still need to meet applicable subdivision-review requirements and frontage standards, Hamilton said. The commission did not attach additional conditions beyond those required under existing subdivision and zoning rules.
The action was recorded as Ordinance 2026-5. The county planner and applicant will coordinate next steps for the subdivision application and any required infrastructure demonstrations.
