Subdivision and property matters: a minor subdivision known as Captain Smyth's Preserve at Trenholm and Little River Road has installed required infrastructure and recorded its plat, but recorded covenants and homeowners association formation are pending before lots may be sold. The zoning administrator also reported multiple buyer inquiries for a Greenville Highway parcel and that a prospective buyer is in escrow to build a single‑family dwelling.
Beaumont historic property: the owner initially considered demolition and subdivision but has opted to sell; a neighbor intends to restore the house and a closing was reported for May 21. The Historic Landmark Commission may be asked to consider a certificate of appropriateness once applications are submitted.
Why it matters: permit and subdivision status affect future development timelines, infrastructure obligations and property values; the LDO (Land Development Ordinance) audit and possible updates to align local code with state requirements were flagged as ongoing work.
