The Fairfield Planning Commission on March 9 tabled a site plan for the proposed Lovendahl commercial arena after questions about use classification and setback compliance.
Chairman Wayne Taylor said the plan submitted by Von Lovendahl showed a 15-foot setback for an accessory structure, but the commission s zoning standards typically require a 25-foot setback for accessory structures when treated as commercial development. When Taylor asked whether the applicant could move the setback back, Von Lovendahl said he could do so.
Commissioner David Riet raised concerns that whether the project is considered a commercial or residential use would change which setback and other standards apply. Commissioner Kyler Fisher said the commission needed clearer documentation to determine the correct classification and recommended tabling the item to allow the applicant to revise the plan.
Chairman Wayne Taylor moved to table the site plan; Commissioner Kyler Fisher seconded. The motion passed unanimously.
What it means: Tabling the application requires the applicant to return with an updated site plan that either demonstrates conformance with the 25-foot accessory-structure setback or provides justification and supporting documentation if an alternative standard is being sought. The commission did not vote to approve any variances or waivers at the meeting.
Next steps: The commission will consider the revised Lovendahl site plan at a future meeting after the applicant submits corrected setbacks and any additional materials requested by staff.
