The Planning & Zoning Board unanimously approved amendments and a revised site plan for the Concierge project at 22 Southeast 6th Street on April 4, allowing a nine‑story, 42‑unit multifamily building with mechanical double‑stack valet parking.
Susan Lesser, senior planner, told the board the amendment reduces unit count from a previously approved adult congregate living facility and modifies authorized development transfers between downtown subareas. Lesser said the project totals about 125,841 square feet with structured parking of 20,893 square feet and provides the minimum 74 parking spaces required; 60 of those spaces are served by mechanical lifts. "The project complies with the minimum parking requirements," Lesser said, and the traffic division raised no objection to the expected increase in daily trips.
Ellie Zecharitis, representing the applicant, emphasized recent traffic counts and renderings and noted the development team expects a net reduction in some trip counts using on‑site historical data. Board members asked about public parking relocation into the garage, sign posting for public spaces, mechanical parking operations and the presence of handicap‑accessible spaces; staff and the applicant said valet operations and federal accessibility requirements would be followed.
After brief discussion, the board voted 6–0 to approve the requested IDA amendment, site plan changes and a 12‑month extension to the commencement date where applicable. Staff will document conditions and ensure necessary permits and signage are in place before construction begins.
