Pulte Homes presented revised designs for the Illinois Street Townhomes planned unit development at the March 16 council meeting, and councilors moved to approve the ordinance at third reading.
Zach Burton of Pulte said the revised site plan shows 27 townhomes and described architectural improvements including additional brick and stone elevations, adjusted stoops to create more green space between units, and added windows and rear elevations that match front materials. Burton said the developer aims to break ground around Nov. 1 if approvals are secured.
Councilors praised the changes. One councilor noted rental restrictions were added that mirror those associated with A140 in town to encourage homeownership; another thanked the developer for adding railings for safety on steps. Several councilors described the project as a notable improvement after iterative feedback from the plan commission and land‑use committee.
Next procedural steps: the ordinance returned from land use with a positive recommendation; if the council approves the third reading, the project will still require development‑plan and architecture/design/landscaping (ADLS) approvals before construction permits are issued.
